Virtual Staging...What it is and what it is not!

When a for sale home is empty, it is very hard for buyers to visualize just how big or small the space is. There is no point of reference for them to judge the size of the space. That is one reason it is so challenging to sell a vacant house.

Virtual staging is not doctoring up web site photos to make buyers think the house is something that is isn't.
When a buyer visits the home it is still empty. But displayed in the home, on what I like to call Inspiration Boards, are computer renderings of the room with furniture and accessories. Along with a scaled floor plan showing the furniture placement and sizes.

Now the buyer has help to visualize how big the space is. In a master bedroom for instance, they can see that the room rendering shows a king size bed and nite stands, and how they fit in the room.
Renderings are styled to fit the styling or architecture of the home.

This is one area of my staging business I would like to expand. I would like to get more inspiration
boards into empty homes and evaluate the value to
sellers, buyers and agents.
